The valley floor

Valley Center was incorporated on September 29, 1885 and named for its place in the valley of the Arkansas River, two miles west of the I-135, US-81, and K-15 corridor. The Kansas Geological Survey’s county report describes the flat land adjacent to the Arkansas as very poorly drained, with artificial drains installed across much of the agricultural land, and notes the extensive flood diversion system built around Wichita to relieve recurrent flooding by the Little Arkansas and Arkansas rivers. The river alluvium here is sand and gravel that grades upward into clayey silt.

For a window well that means one thing: the ground around the foundation does not take water quickly, and in May and June, when NOAA’s normals put 5.17 and 4.93 inches of rain on the area, a well without an outlet fills and stays full. Wichita’s 12-inch gravel rule is the floor. The town has grown steadily: 4,883 people in 2000, 6,822 in 2010, 7,340 in 2020, with 2,789 housing units at the last census and a homeowner vacancy rate of just 1.2 percent. The older streets carry mid-century ranches with high steel hoppers, the classic enlargement job; the newer subdivisions carry poured basements with one builder opening and room for two more bedrooms.
