Two things we check before quoting a cut in Maize. First, the builder’s existing opening: some meet the amendment, some were sized to an older reading, and a well with rungs at 18 inches or no rated cover is a cheap fix, not a new window. Second, whether the builder left a second rough-in in the wall, which happens and saves the concrete work entirely.
Settled backfill
Most of Maize’s housing is young enough that the original backfill around the foundation is still settling. We routinely find grading that has sunk into a slope toward the house, so every well we install or service here gets the surrounding grade checked and corrected, because a code-perfect well in a bowl of settled Group D clay is still going to collect water. Sedgwick County is EPA radon Zone 2; in the Kansas Radon Program’s 2010 county data, 30.9 percent of measurements came in at or above the 4.0 action level. New construction is not exempt.
